The Al Wasl District in Dubai is undergoing a new phase of development, with the construction of mansions and villas valued at AED 7 billion.
At the centre of this change is the AED1 billion Nordic by fäm development, which has 17 mansions and villas close to Dubai’s CBD and other popular destinations.
The neighbourhood, known as “Downtown Villas of Dubai,” offers freehold residences in the heart of the city.
The Al Wasl District is virtually the only place to find freehold villas that are close to the city centre, Jumeirah Beach, and downtown, according to Firas Al Msaddi, CEO of fäm Properties.
Although Dubai has more than 10,000 waterfront luxury villas, there are just 140 brand-new luxury villas available in Al Wasl, which provides unparalleled minutes-to-the-city connectivity. Foreign ownership of villas is currently not permitted anywhere else in the area.

The pricing range for the newly constructed homes in the Wasl District is AED 40 million to AED 150 million, based on a number of variables like plot size, built-up area, design, and finishes.
The most recent sale of Nordic by fäm villas was for AED 61.5 million, with an average price of AED 76 million.
In contrast to the 8,000 square foot penthouses in City Walk that recently sold for AED 35 million, these villas offer 20,000 square feet of built-up area. proprietors of villas also become the proprietors of the land, unlike buyers of penthouses.
